| September’s MLS numbers are in. Everybody reports what sold. This month I went looking for what did not sell.
Across the six Denver Metro counties, 1,857 listings expired in September against 2,874 closed sales. Add the 526 listings sellers withdrew, and 45% of the listings that left the market last month left without a sale.

Things That Stood Out

Expirations did not surge. Closings fell.
Expired listings were up 4% from last September. Closed sales were down 17.5%. About the same number of sellers ran out of time while fewer buyers finished. |

Denver County and condos crossed the line.
More listings expired than sold in both: 608 to 599 in Denver County and 449 to 326 for condos. |

The expired homes were not different homes.
Same size, same age. They started about 10% above comparable closed sales. The homes that sold started about 5% above. |

The homes that sell are selling fine.
Sellers who never cut the price went under contract in a median 9 days. Sellers who had to cut first took 67 days. |
