This is the 5th in a Series of 7 on How to Prepare Your Home for Sale.
So far, you’ve committed to the sale of your house and taken the steps to see it as others will.

You’ve invested in Repairing, Replacing, and Refreshing your property. The last step was to Edit, Donate, Store, or Hide what you have.
You could stop there OR you could consider The Extras.
Step 5 is that extra touch that can make sure your house is at the top of everyone’s shortlist and helps to protect the investment you have.
When I’m working with sellers, I call it the “it would be so nice if you could….” factor.
Many of today’s buyers want homes that are move-in ready. That doesn’t just mean clean. They want to enjoy their new home NOW without having to undergo adding new flooring or living in it with contractors coming in and out.
The most important thing you can do is speak with your agent. They will know what the buyer demographics in your area are looking for…what to invest in and what to pass on.
Here are just a few areas that, if budget and time permits, can put your house at the top of a buyer’s list.
~Kitchen: Instead of remodeling the whole kitchen, consider replacing your appliances, countertops, and cabinets.

~Lighting: New fixtures at your entry are a great way to say “welcome.”
Update the light fixtures in the kitchen and dining area as well.
If you still have the builder basic globe lights above your bathroom mirrors, now would be a good time to replace them.
~Bathroom Mirrors: Here again, if you still have the builder basic plain rectangular mirror, a budget-friendly update is to frame all or part of the mirror.

~Deck-Patio: rather than a pool, add a deck or patio.
~Flooring: If you have damaged, worn or stained carpet replace it. Talk to your local flooring expert for some alternatives to carpet, such as hardwood or hardwood alternatives.
