The longer your home stays on the market, what will sellers net!

The longer your home stays on the market the less the seller will net.  What should you do if your home has been on the market a while and your not getting your share of showings?  Once your home has been on the market for a longer time period then everyone starts to ask why isn’t it selling. what is wrong with it and the excitement of your home being just listed is gone.

This is the time to review Price, Marketing and feedback that others agents are giving to your agent.  This is a critical point where you need to analyze and feed back of past showing.  If the house down the street has a 3 car garage, stainless steel appliances and it is lower in price, well you figure it out.

I know, I took a listing and it was a little high.  I took my seller to see his competition that just was put on the market in the last 10 days.  I discussed the price reduction with him but he wanted to test the market, I said yes to the price but explain to him that after 2 weeks, depending on the feedback we need to take a look at the price, he agree.  Well that change after 2 weeks and it has been on the market 62 days now .

So as you can see I needed him to get in the car and tour the new listing, still no good, he wants to give it 30 more days before a price reduction.  Some people know better then us.
